OUR OWN John Manguso also closed another sale this past week. Good work as usual, John. Our entire office is seeing a strong uptick in Buyer activity on our listings!
EXAMPLE: I just received an offer on my listing at
12977 Herald Road. This charming ranchette has been enjoying a flurry of showings of late. As I write this (Wednesday), it's still very much for sale! If you've been toying with the idea of a move to the country, there may still be time to check this semi-custom home out. Call me (401-5446) if you have questions. (On the other hand, Herald Road may be a Pending Sale by the time this paper hits your roof).
TEA-HEE ... Many folks told me that the "Tea party" story in last week's rant gave them a chuckle. Me, too. And with granddaughter Freddie (the granddaughter formerly known as Winnie) turning two years old next month, I heed to be watchful! She's at a prime time for a tea party of her own. If she offers you a cup of water, make sure you know its origin.
GOALS: Somebody defined a goal as "A dream with a deadline." I love hanging out with my crew of Realtors and our Support Staff. Optimistic, hardworking, goal-oriented, high-integrity people are just fun to be around! Our individual and collective goals for 2009 are BIG. How about you? If real estate figures in your goals for 2009, ACT on it! Don't hesitate. This window of opportunity will close for certain.
MOVIN' UP, MOVIN' DOWN . . . As a clientof mine remarked today, if you're selling and repurchasing, home values don't really matter much (assuming you have equity in your home). I'm helping people downsize from larger homes and "upsize" from smaller abodes. Either way, the potential for a big win is enormous! More and more people are seizing this opportunity. In my entire career, this is the lowest I've ever seen interest rates. Homes havent been this affordable in years. What's not to like?
NEWS FLASH: You've probably heard that Reverse Mortgages are gaining popularity. It's a way for someone 62 or older to tap the equity in their residence without incurring a monthly payment. The borrower doesn't Qualify for this type of loan based on income or even credit. Qualification is based on the equity in the home. The BIG NEWS is that, for the first time, these HUD approved loans are becoming available to seniors who want to use them to BUY a home. Up until now, reverse mortgages were only available as a refinance option.
THIS MEANS that a Buyer with less-than-stellar credit and little income may qualify IF they have a good chunk of down payment money and a pulse. Obviously, this is the simplified version of the reverse mortgage story, but it may open opportunities up for folks who thought they were sidelined from the housing market for good.
