THE REAL (ESTATE) STORY

LAST WEEK’S “GOING, GOING…” listing is GONE! In escrow. Due to close at the end of the month. In this hot market, to snooze is to lose. Look at this:

 

Statesman’s Mark Edwards just did an off-the-cuff study of market activity. His findings: A full 30 percent of Lodi homes that hit the Multiple Listing System at $250,000 or below are in escrow in 14 days or less. Mark didn’t stretch his study out to the 30-day mark, but I’m sure the percentage would go up significantly.

 

THAT’S NOT NEWS to the hardworking Realtors who are trying to keep up with huge Buyer demand. Mark wrote FIVE offers yesterday alone.  Most days, I’m showing homes to between three and five different Buyers, tracking new listings as they hit the market and keeping my Buyer clients in the game so they can WIN one of this market’s many prizes. 

 

AND PRIZES they are. When you can purchase a home for 50% less than it sold for a scant three years ago, that’s a prize. Especially if you’re in on the secret: Prices will rise again! This tanked market is a temporary thing! Hard to believe if you read the papers or watch the news, but true all the same.

 

CONGRATULATIONS to Statesman Realty’s John Manguso on ANOTHER successfully closed escrow! He just keeps crankin’ them out. John’s currently working on over twenty properties in one stage or another of selling. Busy boy! John is Statesman Realty’s “REO Czar”, marketing a ton of bank-owned homes.

CONGRATULATIONS to another pair of my Mystery Clients on the successful SALE of their Lodi home! Another win-win transaction with happy Buyers (represented by Ripon Realtor Karen Messner. Thanks, Karen!) and happy Sellers. You don’t have to be a bank to sell a home these days. You just have to be willing to PRICE your home right. Price it right and the Buyers will come!

 

CRAZY MARKET, CONT’D…I was talking about telling a young first-time-Buyer couple that this real estate market isn’t like going to Target and deciding, “I’ll take THAT one.” Mark Edwards quipped, “No, it’s more like those old bargain-basement brawls where ladies elbowed each other to grab for the discounts!” too true.

 

TONIGHT, before I sat down to write this column, I met with a couple to write an offer on a home that hit the market TODAY. It’s another bank-owned lowball listing, so I asked my clients to discuss with each other the question, “How much do we want this home?” Their answer would determine how much OVER asking price we would offer. Do we want to be ‘in the running” with the rest of the pack of three or five or twelve offers, or do we want to try to stand out by offering a higher number? A very personal question only they can answer. My job is to execute on my clients’ wishes. This is not a market for the faint of heart!

 

GOOD NEWS for homeowners who are anxious about their eroding home value: The only time your home’s value matters is when you’re SELLING. Not selling? Just sit tight and enjoy your abode. In ten or twelve years it’ll double in value. Clip this column, tape it to the ‘fridge, and if I’m wrong ten or twelve years from now you can call and give me a snicker. Meanwhile, have a great week!
